Cum se manifesta profesionalismul unui agent imobiliar

Agent imobiliarDe regula, primul contact cu un agent imobiliar se realizeaza telefonic. Daca raspunsurile la urmatoarele intrebari sunt afirmative, atunci puteti spera ca ati gasit un agent caruia merita sa-i incredintati problema dumneavoastra imobiliara:

  1. Va vorbeste calm si politicos?
  2. Cunoaste proprietatea de care sunteti interesat?
  3. Va ghideaza intr-un mod eficient pentru ca sa puteti primii informatiile de care aveti nevoie?
  4. Poate raspunde la intrebari?
  5. Considerati ca stie despre ce vorbeste?
  6. Va telefoneaza, daca va promite ca o va face?
  7. In timpul vizionarii va da impresia ca se gandeste la problema dv. sau numai la comisionul lui?
  8. Stabileste o intalnire la biroul sau inainte sa mergeti sa vizionati o proprietate?
  9. Daca sunteti proprietar, va intreaba care este pretul dumneavoastra final?
  10. Va consiliaza in privinta pretului pe care l-ati putea obtine?
  11. Va informeaza depre costurile tranzactiei?

Regula are insa si exceptii. Agentii imobiliari sunt, in cea mai mare parte a timpului, pe teren. Nu intotdeauna va pot raspunde prompt la telefon atunci cand ii sunati. Fie sunt la volan, fie in compania altor clienti, care le solicita atentia. In astfel de situatii, puteti suna la un numar de telefon alternativ, care trebuie sa existe pe cartea de vizita a agentului sau pe site-ul agentiei.

La birou, va va raspunde o persoana care nu poate cunoaste in detaliu toate ofertele agentiei, mai ales in timp real, cand vorbesc cu dv. Profesionalismul acestei persoane consta in intelegerea si preluarea problemei dv. si in delegarea acesteia catre agentul potrivit, care va va suna in cel mai scurt timp.

O mentiune speciala pentru intrebarea nr.8. Programarea primei intalniri la sediul agentiei nu este o pierdere de timp, ci o dovada a seriozitatii cu care sunteti tratat. La aceasta intalnire vi se pot prezenta fotografii, scurte filme si planuri ale locatiilor care va intereseaza economisind foarte mult timp. Multe dintre aceste locatii le veti elimina astfel de pe lista vizionarilor. Semnarea contractului de vizionare la birou este un alt semn de profesionalism. Nu poti semna „pe genunchi” sau ” pe capota masinii” un contract care te angajeaza la plata unor sume importante de bani.
